Landlord making place unlivable. (compensation)

I live in an apartment in BC and the roof is being redone. I understand that this is in essence an emergency repair as there have been leaks in the roof but the landlord gave minimal notice to the tenants and no written notice. It sounds like they're coming through the damn roof and they're putting a whole new slopped roof on. This job will take a minimum of 2 weeks and it's so irritatingly loud that it makes this place near unlivable. I feel there should be some laws or regulations in place to ensure tenants are compensated in some way such as a chunk off of the rent for the month for creating an uncomfortable living situation. If such a case were to happen in a hotel they would likely give you a discount on the room.

I mean at what point did the landlord become the customer in this situation. We the tenants are the paying customers and it feels like we're getting the shit end of the stick where the employer gets to tell the customer "tough luck, you don't like it then go fuck yourself" and we get to keep paying them the full rate.

I mean I work graveyard shifts and I had to take a week and a half off of work then I get to still pay full dues at the end of the month so it's almost like I'm paying more for rent and It's so damn loud that I don't even want to be here.

Any place you can go to, like a buddy's house, for a few days? Roofing is essential work and they'll be doing 12 or 14 hour days this time of year to get it done.

They don't owe you or any other tenant compensation for doing necessary repairs to the building. It happens to every building at some point.

Just the same as when a homeowner gets their roof done or windows replaced, there's no discount on the mortgage because the work was an inconvenience.

I've gone through this so I can understand what a bitch it is. An apartment I was renting many years ago went through a re-roofing project and I lived on the top (third) floor. To make it even worse the tarp garbage chute they set up covered (and thus blocked) my balcony as the dumpster was placed in a parking stall directly below. Around this time of year too so we had no airflow in the living room. It was awful, I remember that.

I know we were warned about it well ahead and I worked M-F days but if I remember correctly my ex was doing shift work at that time so his sleep was very disrupted.

They should have given you written notice at the very least. All you could do is contact the local Residential Tenancy Branch and see what they say though I honestly doubt you'll be compensated. Repairs and upgrades will always be done and it's very difficult for anything to be done without inconveniencing someone.

Be thankful you don't own the suite there because if the reserve fund wasn't enough to cover the costs you and everyone else could have been hit with a huge bill.

You'd think being a roofing contractor, he'd know that roofing is loud work. But what roofing contractor works midnights? Guess his nerve damage is keeping him from doing that motorbike trip through the Darian gap.

As a landlord is it possible in any way to get the tenant to have welfare wire the monthly cheque directly to you?

I have a tenant right now that isn't exactly trustworthy. I can trust him in my place but he has substance abuse issues and when he's in his right mind, he's a great guy. I'm sure that I could get him to go along with the above(if it is possible).
